Payments

Collect rent online, with every payment posted to the books

Residents pay by bank account or card through the payment processor's hosted fields. Card and bank numbers never reach our servers. Every payment gets a receipt and lands on the ledger.

A tenant ledger with sample data: balance due $2,100, a $1,000 security deposit held, and rent and late fee charges with their status.

Where card and bank details go

The payment form is the processor's, embedded in the portal. The resident types their card or bank details into the processor's fields, and the processor returns a token.

We store the token, the last four digits, and the bank name or card brand. Full card and bank numbers never reach our servers.

Everything in payments

  • Saved methods and autopay

Full balance or a fixed amount on a chosen day of the month.

Paying rent on a phone with sample data: balance due $550 from a saved checking account, with the bank, debit and credit card fees shown before paying.
  • Receipts

A printable receipt for every payment. Cash always gets one.

The receipts list with sample data: 40 receipts totalling $4,050, each with date, payer, GL account, property and unit, amount and receipt number.
  • Bank account and card

Resident payments by bank transfer or debit and credit card.

  • Partial-payment rules

Minimum, maximum and whether partial payments are allowed, set per property. Online payments can be blocked for a lease.

  • Fees per method

A convenience fee per payment channel from a policy you set.

  • Offline payments

Cash, check and money order in batches with deposit slips, later matched to bank statement lines.

  • Returns, refunds and disputes

A returned payment reverses with its fee. After repeated returns a lease can be set to certified funds only. Refunds and disputes run end to end.

  • Daily reconciliation

Processor payouts are matched against the ledger every day, and every processor event is recorded once, however late or often it arrives.

  • Owner contributions and distributions

Contributions recorded by check or bank transfer. Distributions previewed, approved and paid.

  • Two-person approvals

Payout and payout-detail changes wait for a second person. The person who changed a payee cannot confirm it.

Common questions

What are the processing fees?

Processing fees are set by the payment processor. Who pays them, and any convenience fee, is a setting per method.

What if the processor sends the same payment twice?

It is recorded once. A repeat or late notice from the processor never posts a payment twice.

Can a resident pay part of the rent?

Only if the property's partial-payment rule allows it. You decide per property.
